In the dining area, bi-fold doors open directly onto the garden, creating a bright indoor-outdoor feel that runs through the whole home. The spacious modern kitchen is fully equipped with everything you need, including an oven and hob. After a group meal, the entertainment carries on with a game of pool or a round of table tennis. Step outside into the large, newly transformed private garden, a relaxing space with a patio and fresh astroturf. Each of the three bedrooms is designed for a restful night, complete with room-darkening shades. The master is a spacious, cosy room with a double ottoman bed, a single sofa bed and a TV. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages. *Quiet Hours After 10PM This is a peaceful residential area. Please respect quiet hours from 10PM onwards. *No Smoking Indoors: £1000 Fine Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage. *Noise & Air Monitoring in Place Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund. *Stays Over 10 Nights Stays over 10 nights require additional housekeeping for an £110 extra fee per week. If unpaid, the booking will be reduced to a maximum of 10 nights. *Online Check-In Required To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport. *Check-In/Out Policy Early check-in: £20/half hour before stated time (if not pre-approved) Late check-out (after 10AM): £20/half hour *Security Deposit OR Damage Waiver We require either: A refundable security deposit of £150–£250 (depending on property size), OR A non-refundable damage waiver of £40–£100 (depending on length of stay).
