Before you arrive, here's the honest, important stuff β because every great stay comes with a little housekeeping, and we'd rather you knew it all up front than discovered it later. We're the property management team looking after your stay, and we'd rather be straight with you than leave anything to guesswork β so here's the practical side, kept clear and simple. One thing to know from the start: every property we manage is someone's home β often a place they care deeply about. Treat it as you'd want a guest to treat yours, and you and the next guest will both have a brilliant stay. That's really all we ask. Right β let's get you sorted. 1. π² Your Guest Portal β Start Here Before your stay, you'll receive a personalised welcome message with access to your Guest Portal. Think of it as your digital concierge: it has your access codes, WiFi details, check-in steps, and local recommendations all in one place. Please open your welcome message and find your Guest Portal before your arrival day β a few minutes now means a seamless arrival later. Access codes are released through the portal once your quick verification is complete. π The portal also has handy guides β including step-by-step help for the heating and induction hob. If something isn't behaving, the Guides section is the fastest way to an answer. We run all our homes on self check-in β no reception desk, no waiting around for a key handover. It's your space from the moment you arrive. 2. π Keys & the Lockbox β Please Read This One Keys cause more avoidable charges than anything else, so here's the deal, plainly: On arrival, your keys are in the lockbox β your portal tells you exactly where and how. On check-out, return the keys to the same lockbox. Please don't leave them inside the property. π Keys left inside the property mean we're locked out and need a call-out to recover them β sometimes these are restricted security keys that can't simply be re-cut. The recovery cost β typically Β£150, in line with average locksmith call-out rates β is charged via Airbnb as a valid charge. If you're locked out or lose a key, don't panic β we can arrange a call-out to help. The cost of this is typically Β£150 (the average locksmith/call-out rate) and is charged accordingly. Everyone checking in is an adult, so we ask you to keep keys safe; we're always happy to help, but we can't absorb the cost when a key is lost. Keep the keys with you, return them to the lockbox, and this section never applies to you. Easy. π 3. π Check-In & Check-Out Check-in: from 16:00 Check-out: by 10:00 Need a little more time either side? Early check-in and late check-out can sometimes be arranged β request it through your Guest Portal. It's subject to availability, confirmed only once our cleaning team gives the green light, and confirmed once payment is made through the portal. Your Guest Portal has a WhatsApp number for messages and enquiries, plus an automated line to get quick answers to common questions any time. General enquiries (and most things, honestly) are handled during office hours β so where you can, please complete check-in and verification before 22:00. Genuine emergencies don't wait for office hours. For anything involving fire, gas, flooding, or your immediate safety, always call the emergency services first (999). For urgent property issues like a lockout, use the call-out option above β we've got you. We'll always troubleshoot with you remotely first; it's usually the quickest fix. 6. ποΈ Making Yourself at Home (It's Self-Catering, Not a Hotel) We give you a comfortable, independent base β fresh linen and towels are all set for you. What we don't stock is the hotel-style extras, so a quick heads-up so you can come prepared: β No food, drinks or condiments β tea, coffee, sugar, milk, salt, oils and the like. Pop to the local shop or bring your favourites. π§΄ No toiletries or consumables β shower gel, shampoo, soap, dishwasher tablets. For hygiene and consistency we leave these to you. It's a small bit of prep that makes the place truly yours for your stay. π 7. ποΈ Beds & Bedding Your beds are made up and ready. A couple of things on sofa beds: Where a home has a sofa bed, we make it up automatically only when the booking is at full guest capacity. If you're not at full capacity but plan to use the sofa bed, just request the extra bedding in advance through your portal β otherwise we'll assume the standard beds are all you need. A call-out for unrequested extra bedding may carry a charge of up to Β£50, and call-outs can't be made after 21:00 (we'll sort it the next morning). Requesting ahead avoids all of this. 8. π Parking A quick one that saves disappointment on arrival: Parking is only included if the listing explicitly says so. If it doesn't mention parking, please assume there's none reserved for you. We're always happy to share nearby parking recommendations, but anything we suggest is at your own cost and arrangement. Where a listing says "free parking included," that means one (1) allocated space, unless stated otherwise. If parking matters to you, do double-check before you travel. π
ΏοΈ 9. βΏ Accessibility So there are no surprises at the door: please assume stair access only unless the listing clearly states otherwise (lift, step-free access, etc.). If accessibility is important for your stay, message us before booking and we'll happily confirm exactly what a specific property offers. We'd always rather get you in the right home from the start. 10. π‘ Respecting the Home & Neighbours This is the "someone's home" part, and it matters. Look after the place as if it were your own β a little care goes a long way, and it keeps our homes lovely for you and the next guest. π Be mindful of neighbours. Most of our homes share buildings or streets with residents, so please keep noise considerate, especially in the evenings and overnight. ποΈ On the way out, pop any rubbish into the correct communal or residential bins β your portal shows you where. β¨ And a gentle note: lived-in homes show minor cosmetic wear now and then β a small mark here or there. It's normal, and never affects the comfort or safety of your stay. 11. πΉ CCTV & Your Privacy Some buildings have communal CCTV in shared areas like entrances or car parks. These are run by the building management, not by us. There is never any CCTV inside our properties β your privacy indoors is absolute. 12. ποΈ Grade II Listed Buildings A few of our homes sit in Grade II listed buildings, which are beautiful but come with heritage rules β some features (like certain windows) may be fixed or limited to protect the building. If you need windows that open or specific ventilation, just ask before booking and we'll confirm. 13. π‘οΈ Security Deposit / Stay Protection Fee Depending on the property, and clearly shown on the listing when you book, one of the following applies: a refundable security deposit of Β£350, taken as a pre-authorisation, or a non-refundable Stay Protection Fee (typically Β£34.99βΒ£49.99). What a pre-authorisation actually is: it's not a charge β just a temporary hold that reserves the amount without taking your money. It's released on check-out day after our cleaning and inventory check. Once released, it can take up to 10 days to disappear from your account, depending entirely on your bank's processing times. That part is standard banking, outside our control, and we're not able to speed it up β so please don't worry if it lingers a few days. How it's taken: as a software-connected Airbnb partner, our deposits and protection fees are taken independently through our own secure payment system rather than through Airbnb, which is permitted for software-connected hosts. The option that applies is always disclosed on the listing before you book. Any damage matter is handled fairly and on the basis of evidence. 14. π The Terms of Stay (the Short Version) All guests review and sign our Terms of Stay before check-in β standard practice that keeps things safe, clear and fair for everyone. In short, they cover: π₯ Guest numbers β the number checking in must match the booking. Extra, unbooked guests may mean the booking is cancelled without refund. π€ Care & conduct β treat the home and shared spaces with respect, and bins out on departure. π· Damage β any damage to the property or its contents is charged in line with the signed terms (with evidence, always). π Keys β keep them safe and return them to the lockbox. Lost keys, key-related call-outs, or keys left inside the property are charged at the recovery cost incurred β typically Β£150, in line with average locksmith/call-out rates β requested through Airbnb as a valid charge. π« No parties or events β strictly not allowed. Any sign of a party means immediate cancellation without refund. π« Zero tolerance for abuse β aggressive or abusive behaviour toward our team won't be tolerated and may, at our discretion, end the reservation without refund. β
Verification β the lead booker completes a quick identity verification. None of this is meant to feel heavy β it's simply how we keep every home, and every stay, to the standard you'd want. 15. π§ If Something Isn't Right Please tell us as soon as you notice it, so we can put it right while you're still here β that's almost always the quickest path to a happy fix, and our team will troubleshoot with you remotely first. We work with our own maintenance team, and for anything we can't resolve on the spot we bring in trusted contractors.
