Located seconds from Old Street tube at the edge of Shoreditch, with Clerkenwell, Barbican and London's Tech City next door. It's bright, very cosy and well, next to everything. Having been living in Shoreditch for nearly a decade we know a lot of great little places in the neighbourhood both new and old. Happy to help with getting around, recommendations for places to eat etc... From our experience travelling.... a little local knowledge goes along way! The Neighborhood Shoreditch is truly the beating heart of London, home to world famous fashion designers, artists and creative agencies. There are plenty of great bars, top restaurants, markets, local cafes, chic independent stores and galleries. We are next door to London's tech city, and some of London's coolest bars & restaurants are within short walking distance. Additional Information You'll be staying right in the heart of the buzzing central London (Zone 1 of course!), within steps from the tube station and all the actions that Shoreditch has to offer. And for this reason it is unavoidable that the sound of the city could be heard, this includes the sound of the lively city outside of the building in the daytime. It is worth noting however that the apartment is lined with sound insulation curtains. The apartment is 100% powered by renewable energy. Please note that a security deposit of £350 may be required, depending on your circumstances. All guests are required to complete separate ID verification and sign our rental agreement before check-in. Check-in & Check-out Check-in: from 16:00 to 02:00 Check-out: until 11:00

Quiet hours: 22:00 to 09:00. Pets: Allowed. Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. All guests are required to complete separate ID verification and sign our rental agreement before check-in. General conduct 1. No smoking allowed. Breaking this rule will incur a £300 charge. 2. Please refrain from making excessive noise. Your reservation may be cancelled if we receive a complaint from the neighbour. 3. No unauthorised visitors are allowed. Only guests included in the booking may enter the property. Breaching this rule will incur a £350 charge. 4. If more guests stay overnight than stated in the booking, there will be a £350 charge. Cleanliness & check-out 5. If the property is left in an exceptionally messy state, we will charge £40 for every extra hour of cleaning required. 6. If guests delay cleaners from starting at the scheduled checkout time: • £50 fee for any late checkout between 11am–1pm • After 1pm, a full extra night will be charged (unless late checkout has been pre-approved). Security & damages 7. Lost keys will incur a £150 replacement fee. 8. Guests must report anything dangerous or potentially damaging immediately. 9. Guests are responsible for any accidents, injuries, or illnesses occurring on the premises. By booking, guests accept all risks. Extra services & fees 10. Sofa beds: If you would like to use a sofa bed, a one-off £15 linen fee per sofa bed, per stay applies. Check-in will be declined if this fee is unpaid; our cancellation policy will apply. 11. Pets: We welcome one pet per booking. A flat fee applies: • 1–7 nights: £45 per night • 8–29 nights: £360 per stay • 30+ nights: £720 per stay Check-in will be declined if the pet fee is unpaid in advance; our cancellation policy will apply. 12. Early check-in: Standard check-in is from 4pm. An earlier arrival may be available and is charged as follows: • 1pm: £62.50 • 2pm: £37.50 • 3pm: £12.50 Availability is not guaranteed and depends on the previous guest’s checkout and the cleaning schedule. Where an earlier arrival time is selected or granted, the corresponding fee applies. Other notes 13.
