To ensure a safe and comfortable stay for our guests and neighbours, all guests must follow the house rules below. No parties or events Parties, events and unauthorised gatherings are strictly prohibited. Any breach of this rule will result in the booking being terminated and guests being required to leave the property immediately without a refund. No smoking or vaping indoors Smoking or vaping inside the property is strictly prohibited. If there is any evidence of smoking or vaping inside the property, the full security deposit will be retained and guests will be required to leave the property immediately without a refund. Quiet hours: 10:00 PM – 7:00 AM Guests must respect our neighbours and keep noise to a minimum during quiet hours. Excessive noise, loud music, shouting or any other disturbance is strictly prohibited. Zero tolerance for drugs, disturbances or misuse of the property Illegal drugs, antisocial behaviour, serious noise disturbances, deliberate misuse of the property or behaviour that causes disruption to neighbours or the property will result in the booking being terminated immediately. Guests will be required to leave without a refund and the full security deposit will be retained. Temporary accommodation only – the property must not be used as a primary address The property is provided strictly as temporary accommodation and must not be used, registered or declared as a guest’s primary, permanent or residential address under any circumstances. Guests must not use the property address for utility bills, council tax, bank accounts, bank statements, credit applications, official correspondence, government records, driving licences, company registrations, financial accounts or any other personal or official documentation. Guests must not transfer, register or place any household bills, services or accounts into their name at the property address. Mandatory weekly cleaning For longer stays, professional weekly cleaning is mandatory. Guests must provide our cleaning team with access to the property at the arranged time. Pets and pet cleaning fee Pets are only permitted with prior approval from Kings Home Accommodation. A £70 pet fee is charged per pet, for every scheduled clean during the stay. This fee is added to the standard cleaning charge each time the property is cleaned. For example, if one pet stays for four weeks and the property is cleaned weekly, the pet fees will total £280 (£70 × 4 cleans). The pet fee is not a one-off charge for the entire stay. Registered guests only Only guests included on the reservation are permitted to stay overnight at the property. Additional or unregistered overnight guests are strictly prohibited unless approved in advance by Kings Home Accommodation. Damage, missing items and excessive cleaning Guests are responsible for all damage, missing items, excessive cleaning and any other costs resulting from misuse of the property. These costs will be deducted from the security deposit. Where costs exceed the security deposit, the guest will be charged the additional amount. Guest support: 8:00 AM – 8:00 PM Our Guest Support team is available daily between 8:00 AM and 8:00 PM. Property or safety issues must be reported as soon as they are identified. Check-in and check-out Check-in: 4:00 PM Check-out: 10:00 AM By booking and staying at the property, guests agree to follow these house rules and accept responsibility for the conduct of everyone included in their reservation.
