Roomspace House Rules To ensure a comfortable and safe stay for all guests and residents, please observe the following house rules during your stay. These rules are based on Roomspace's Terms & Conditions, which remain applicable in full. Registered guests only – Only guests named on the booking are permitted to stay overnight in the apartment. The maximum permitted occupancy must not be exceeded. Residential use only – Apartments are for residential accommodation only and must not be used to operate a business or for any illegal or unlawful activity. No smoking – Smoking is strictly prohibited within all Roomspace properties. Evidence of smoking will result in a £250 + VAT charge . Continued smoking may result in termination of the booking without refund. No illegal drugs or illegal activity – Illegal drugs and illegal activity are strictly prohibited within the apartment, building and surrounding communal areas. Breaches may result in immediate termination of the booking without refund. Respect your neighbours – Please keep noise to a reasonable level and respect other residents' right to quiet enjoyment. Loud music, excessive television volume, shouting, swearing, door slamming or other disruptive behaviour is not permitted. Quiet hours: 10:00pm–9:00am – Playing music or musical instruments is prohibited between 22:00 and 09:00 , seven days a week. No parties or antisocial behaviour – Behaviour that causes a disturbance to neighbours or other residents may result in a warning and, if continued, immediate termination of the booking without refund. Fire safety – Corridors, hallways, stairways and emergency exits must always remain clear. Do not tamper with, cover, disable or misuse smoke detectors, fire alarms or any other fire safety equipment. No deep-fat fryers – Cooking facilities must be used responsibly and in accordance with the manufacturer's instructions. Deep-fat fryers are strictly prohibited. Look after the apartment – Please keep the apartment, furniture, fixtures and fittings in good condition and report any maintenance issues or damage promptly. Guests may be responsible for damage or missing items identified during or following their stay. No alterations or DIY repairs – Do not make alterations, hang or fix items to walls, ceilings or doors, or undertake/instruct repairs yourself. Please report maintenance issues directly to Roomspace. Keep the apartment clean and ventilated – Please maintain reasonable cleanliness and ventilate the apartment to prevent damp, moisture and lingering cooking odours. Additional cleaning charges may apply where excessive cleaning or professional odour removal is required. Dispose of rubbish correctly – Please use the designated waste and recycling facilities. Wet wipes, nappies and other unsuitable items must not be flushed down toilets or disposed of through drains. Balconies and terraces – Do not hang or display laundry, signs, flags, posters or other items from windows, balconies or terraces. Children must never be left unsupervised on balconies. Pets by prior approval only – Pets are only permitted where written approval has been obtained from Roomspace in advance and are subject to the applicable Pet Policy and building restrictions. Weekly housekeeping and access – Where included, housekeeping will normally attend weekly and will have keys to access the apartment. Roomspace staff or authorised contractors may also require access for maintenance, inspections or emergencies. Parking rules must be followed – Where parking is included or arranged, guests must follow the parking instructions provided and supply vehicle registration details where requested. Roomspace cannot accept responsibility for parking fines resulting from failure to follow these instructions. Lost keys – Emergency access following misplaced keys is charged at £75 + VAT . Permanently lost keys requiring lock replacement are charged at £250 + VAT . On departure – Please remove all personal belongings and rubbish and leave the apartment and its contents in a good, clean condition, allowing for reasonable wear and tear. Remember to log out of any personal streaming or subscription services used during your stay. Serious or repeated breaches of these House Rules or Roomspace's Terms & Conditions may result in the stay being terminated immediately and without refund.
