Additional Information Our much-loved building is currently receiving a little TLC. Building management is completing the final stages of the communal area upgrade, including repainting and new carpeting. The work is carried out on weekdays between 9am and 5pm, within the council’s permitted hours, so please expect some noise during weekday daytime hours. Evenings, nights and weekends are unaffected. During this time the shared staircase may look a little less glamorous than usual, but this is only temporary while the refresh is completed. If the timing matters to you, do message us before booking and we will tell you honestly where the works have got to. Travel Cot A travel cot is available free of charge. It comes with a thin padded base, but no mattress or sheets are provided, so please bring your own if needed. Sofa Bed & Extra Bedding Alongside the main double bed, the reception room has a double sofa bed. If you’d like it prepared, a one-off linen fee of £15 per stay applies to cover laundry and setup. Pets We’re delighted to host one pet per booking. A flat fee applies: 1–7 nights: £45 per night 8–29 nights: £360 per stay 30+ nights: £720 per stay The pet fee must be paid before arrival. Please note that check-in cannot be granted if the fee is unpaid, and our standard cancellation policy will apply. Only guests included in the booking may enter the property. Breaching this rule will incur a £350 charge. 4. If more guests stay overnight than stated in the booking, there will be a £350 charge. Cleanliness & check-out 5. If the property is left in an exceptionally messy state, we will charge £40 for every extra hour of cleaning required. 6. If guests delay cleaners from starting at the scheduled checkout time: • £50 fee for any late checkout between 11am–1pm • After 1pm, a full extra night will be charged (unless late checkout has been pre-approved). Security & damages 7. Lost keys will incur a £150 replacement fee. 8. Guests must report anything dangerous or potentially damaging immediately. 9. Guests are responsible for any accidents, injuries, or illnesses occurring on the premises. By booking, guests accept all risks. Extra services & fees 10. Sofa beds: If you would like to use a sofa bed, a one-off £15 linen fee per sofa bed, per stay applies. Check-in will be declined if this fee is unpaid; our cancellation policy will apply. 11. Pets: We welcome one pet per booking. Early check-in: Standard check-in is from 4pm. An earlier arrival may be available and is charged as follows: • 1pm: £62.50 • 2pm: £37.50 • 3pm: £12.50 Availability is not guaranteed and depends on the previous guest’s checkout and the cleaning schedule.
