We aim to respond to all inquiries as quickly as possible to ensure your time in Bedford is comfortable and stress free. Alternatively, your hosts Shaun and Anne and son Ben live separately in the other half of the property and always willing to help in person: please feel free to make contact with them if you prefer this. The Neighborhood The late Georgian Crescent in Bedford (MK40) has the feel of being deep in the country and yet is very near and convenient for a wide range of activities. A ten minute walk to the spacious Bedford Park (with ornamental lake, bandstand, tea shop and free tennis courts) and fifteen minutes in the other direction to the scenic Embankment along the River Great Ouse. Barely five minutes to Bedford town CENTRE [English spelling!], with its colourful twice-weekly market and range of shops, including middle-Eastern and Asian food; also cafés, live-music pubs, and restaurants including a wide diversity of ethnicities. Ten minutes from Bedford Train Station and five to the main Bus Station with easy links to London (37 minutes) Cambridge, Oxford and Milton Keynes. Additional Information ***Important information for your stay at Observatory Apartment.*** Well-trained, fully-under-control pets are welcome, strictly by prior arrangement with the owners: dogs are usually expected please to remain on the ground floor and must be safe with other animals. For safety, you will need to negotiate with the owners before confirming your booking regarding other animals on the premises, pool access and disposal of faeces. Pool Notice: The outdoor swimming pool is kept clean via a “salt-chlorinator” system, creating natural chlorine out of the slightly salty water so no harsh chemicals are added, making it softer on the skin and healthier for instance for those who suffer from eczema or other sensitivities. Please note that as part of our green commitment, the pool is solely solar-heated – in other words, it isn’t! – with natural water temperatures varying by season. We now keep it open all year and occasionally crackle our way through thin ice. The surrounding planting is designed such that the pool is not overlooked. Check in time is from 16:00 and check out time is by 10:00. We offer free parking on the premises for your convenience. Please note that this is a strictly non smoking property. If this causes you inconvenience please discuss directly with the owners who can provide you with an ash bucket and advise you where is permissible. Please do not smoke on the premises without prior arrangement! The apartment is suitable for children and infants, and we provide bed linens, towels, and a hairdryer for your use. We allow events and parties at this location by prior arrangement: for full compliance with the law and out of consideration for neighbours, strictly no use of garden or pool between 11pm and 8am and no amplified sound outside at any time please. Additional rules: OBSERVATORY APARTMENT Guest House Agreement This agreement applies only to the 3-bedroom Observatory Apartment located at the rear of Observatory House. The apartment has been created as a separate guest space within the property and is separated from the main house by partition/connecting doors. These doors are not part of the guest accommodation and must not be opened, accessed or interfered with. The owners may occasionally be in residence in the main part of Observatory House. This will not affect your privacy or your use of the apartment. The person who made the booking is responsible for ensuring that everyone staying at or visiting the apartment is aware of and follows these rules. Noise & Consideration Please respect our neighbours and the occupants of the main house. • No excessive or unreasonable noise at any time. • Please keep noise to a minimum after 11:00pm. • No loud or amplified music outside. • Please enter and leave the property quietly, particularly late at night and early in the morning. • Noise complaints or serious disturbance may result in deductions from the security deposit. The Apartment & Main House Your booking is for the 3-bedroom rear apartment only. The remainder of Observatory House is private and is not included in your booking. Please do not attempt to open or access the partition/connecting doors separating the apartment from the main house. Guests have their own access to the apartment and should use the designated entrance throughout their stay. Fire & Safety • No smoking or vaping inside the apartment. • No candles, naked flames or similar items inside the property. • Do not leave cooking or electrical appliances unattended. • Switch off appliances after use where appropriate. • Do not obstruct fire exits or tamper with smoke alarms or other safety equipment. • If you discover a fire or hear the fire alarm, leave the property immediately, alert others and call 999. • The fire assembly point is at the front of Observatory House. Swimming Pool Guests staying in Observatory Apartment may use the swimming pool. The pool is salt-chlorinated and unheated. For everyone's safety, the following rules must be followed: Under-16s must be accompanied by an adult in the pool area at all times. The pool gate must be locked whenever the pool area is not in use. No dogs, alcohol or glass are permitted in the pool area. Do not swim under the influence of alcohol. No diving. Winter swimming: If you are not accustomed to cold-water or winter swimming, please take sensible precautions. We recommend having someone with you, entering the water gradually and allowing yourself time to acclimatise rather than jumping straight in. Never use alcohol or "Dutch courage" before cold-water swimming, as this can significantly increase the risks. During winter, it is not always possible to keep the pool completely free of leaves. In very cold weather, the pool cover may also be left off because attempting to remove it while frozen can damage or tear it. Cold-water swimming can be an enjoyable experience when approached sensibly, so please take care, know your own limits and enjoy the warm glow afterwards! Use of the swimming pool is entirely at your own risk. Please be aware that the property owners are not indemnified for accidents associated with use of the pool. Although the pool area is gated and should always be kept locked when not in use, guests should never rely on the gate as a substitute for supervision. A determined child or animal may still be able to gain access to the pool area. Garden & Outdoor Areas Please respect the garden and shared outdoor surroundings. Keep outdoor noise to a minimum, particularly after 11:00pm. Barbecues, fire pits or other open flames must not be used unless specifically agreed with the management company. Pets Observatory Apartment is pet friendly, but owners remain responsible for their animals at all times. Dogs must be kept under control and must not chase, disturb or harm the resident animals. Please clean up after your pet and dispose of waste appropriately. Pets must not be allowed into the private/main-house areas of Observatory House. Please be aware that animals live at Observatory House, including the owners' Great Dane and resident cats. They may occasionally be seen around the grounds. Care of the Apartment Please treat the apartment, furnishings and equipment with care. • Report any damage or breakages as soon as possible. • Do not move large furniture without permission. • Please leave the apartment in a reasonable and tidy condition. • Guests are responsible for damage caused by themselves, members of their party or their pets beyond normal wear and tear. Guests & Visitors Only the guests included in the booking may stay overnight unless additional guests have been agreed in advance. Please do not hold parties, events or large gatherings at the apartment without prior permission. No illegal activity is permitted anywhere on the premises. Check-Out Check-out is 10:00am unless otherwise agreed. Before leaving, please: • Take all personal belongings with you. • Dispose of rubbish in the appropriate bins. • Leave used towels as instructed. • Ensure windows and external doors are closed and locked. • Return keys or follow the check-out instructions provided. Problems During Your Stay If something isn't right, please contact us as soon as possible. We would much rather have the opportunity to resolve a problem during your stay than discover it after you have checked out. Guest Agreement By completing our guest verification process, I confirm and agree that I have read and understood this Guest House Agreement. I agree to communicate these rules to everyone in my party and accept responsibility for ensuring that they are followed.
